How is Chutzpah Properties different from a traditional estate agent?
At Chutzpah Properties, the person best placed to sell your home is the person who knows it best — you.
Traditional agents send someone who has never lived in your property to show it. We don't. You host your own viewings, sharing first-hand knowledge of the home, the street, the schools, the commute — the things buyers actually ask about.
We focus where professional expertise adds real value: pricing strategy, marketing, buyer qualification, offer negotiation, sales progression, and getting your transaction to completion.
This gives buyers a more authentic experience, gives you more control, and allows us to charge just 1.5% + VAT (1.8% inc. VAT) — with no commission due until your sale completes.
In short: you showcase your home, and we handle the business of selling it.

We prepare your market appraisal using detailed local sales data, current market conditions, and the specifics of your property — the same evidence base a good agent uses on a doorstep visit, applied without the upward "flattery pricing" some agents use to win instructions.
Be wary of any agent whose valuation is noticeably higher than the rest. Overpricing is the single most common reason homes go stale on the market. Our appraisal is a genuine selling strategy, not a pitch.
One thing to be clear about: a market appraisal is our professional opinion of achievable value, not a formal RICS valuation. If you need a formal valuation — for probate, divorce proceedings, or lending — that's a chartered surveyor's job, and we can point you in the right direction.

From us, no — the £900 Commitment Fee and our 1.5% + VAT (1.8% inc. VAT) commission are the only amounts we ever charge, and the £900 is credited against the commission at completion.
There are two costs in any sale that don't come from us:
Your EPC. Every home sold in the UK legally needs a valid Energy Performance Certificate. We arrange the assessment for you, but the assessor's fee (typically £60–£120) is payable by you directly to them. If your home already has a valid EPC — they last ten years — there's nothing to pay.
Your conveyancing. You'll need a solicitor or conveyancer to handle the legal side of your sale, as with any agent. You choose your own; we're happy to recommend firms we trust if that helps.
That's it. No admin fees, no marketing top-ups, no withdrawal charges, no hidden extras at completion.

No lock-in. We work on a multi-agency basis — you're free to instruct other agents alongside us, or to withdraw your property from the market. We don't believe in trapping sellers into long sole-agency agreements; we'd rather earn your sale than contractually own it.
One term you should understand: if we introduce a buyer to your property, and that buyer goes on to purchase it within 12 months of our introduction, our commission is payable. This is standard across the industry — it simply means that if we find your buyer, we're paid for finding your buyer, even if the sale takes time to come together or you've since changed agents.
You also have a 14-day cooling-off period from the day you sign our Terms of Business.

After your viewing, you'll receive an email inviting you to share your feedback on the property.
This is your opportunity to let the homeowner know what you thought, ask any follow-up questions, and indicate whether you'd like to arrange a second viewing.
If you'd like to return for another viewing, simply let us know. We will coordinate directly with the homeowner and notify you once their availability has been confirmed. You'll then be able to select a convenient time and will receive a confirmation email with all the relevant details.
Should you wish to proceed with an offer, our team will guide you through the process and ensure your offer is presented to the seller promptly and professionally.
Our role doesn't end when an offer is accepted—we stay involved until the keys change hands.

Yes.
Following a viewing, buyers will be invited to share their feedback on the property. Where feedback is provided, we will pass it on to you as soon as possible.
Feedback can be a valuable tool in understanding how buyers perceive your property, what features are resonating most strongly, and whether any adjustments to the marketing strategy may help attract further interest.
While not every buyer chooses to provide feedback, we encourage open communication throughout the process to help you make informed decisions about your sale.

How are buyers qualified before viewing my property?
We take buyer qualification seriously.
Before arranging a viewing, prospective buyers will be asked to complete identity verification through Checkboard. As a regulated property business, we are legally required to carry out certain identity and Anti-Money Laundering (AML) checks to help prevent fraud, financial crime, and money laundering.
Depending on the stage of the transaction, buyers may also be required to provide proof of funds, evidence of a Mortgage Agreement in Principle, and information relating to the source of their funds.
These checks help ensure that prospective purchasers are genuine, financially capable, and in a position to proceed should they decide to make an offer.
By qualifying buyers before viewings take place, we help protect homeowners, reduce time-wasting appointments, and create a safer and more efficient experience for everyone involved.

While homeowners conduct their own viewings, Chutzpah Properties handles all offer negotiations on your behalf.
Our role is to present offers, assess the strength of each buyer's position, negotiate terms, and help you achieve the best possible outcome. We will also advise on factors beyond price, such as chain status, funding arrangements, proposed timescales, and the buyer's ability to proceed.
Throughout the negotiation process, you remain in control. We will provide our professional guidance and recommendations, but the decision to accept, reject, or negotiate an offer is always yours.
By acting as an independent intermediary, we help ensure negotiations remain professional, objective, and focused on achieving a successful sale.

We believe in straightforward pricing with no hidden surprises.
To get started, we charge a £750 + VAT upfront fee. This covers the initial setup, marketing, compliance, and launch of your property.
Upon successful completion of the sale, we charge 1% + VAT of the final agreed sale price. The £750 + VAT upfront fee is deducted from our final fee at completion, meaning you won't pay twice for the same service.
For example, if your property sells for £500,000, our fee would be 1% + VAT of the final agreed sale price, less the £750 + VAT already paid upfront.

The viewing process may vary depending on the type of property. For example, owner-occupied homes are typically shown by the homeowner, whereas new-build developments are often shown by the developer's sales team.
Regardless of who conducts the viewing, the Chutzpah Properties team remains actively involved throughout the transaction. From handling enquiries and coordinating viewings to negotiating offers and progressing the sale through to completion, we're here to support both buyers and sellers every step of the way.
